Initiation, dues and whether the door is open at 71 private clubs across the Carolinas and the Georgia Lowcountry. Every figure carries the club's name, a source and a date. Nothing here is estimated.

Nobody publishes this. Ask a membership director what it costs to join and you get a number over lunch. Ask the internet and you get a range that is off by a factor of two. So we went to the clubs' own schedules, their developers' sales pages and dated statements from their officers, and wrote down exactly what they say, with the date they said it. Where a club publishes nothing, that is recorded too. Where the only public figure comes from a brokerage sheet or a news report, it is printed as reported, marked as such, and the club is asked before the next edition.

The table is ranked by year-one entry: the headline initiation plus twelve months of that category's dues. Capital dues, food minimums and assessments sit beside the number on each club's page, never inside it, because clubs define them differently and folding them in is how two clubs end up compared on different units.

Sort by clicking a column head. "Reported" means the figure comes from a dated brokerage sheet or a club statement in the press and the club has not yet confirmed it to us; those calls happen before the November 17 edition. Figures older than eighteen months are held off the table.

Three things the first pass found

1. The Lowcountry publishes. The mountains do not.

Hilton Head and Bluffton put 6 full club-published schedules on the table. The Highlands-Cashiers plateau, with 13 private clubs on file, put up 1, and that one came from a developer's sales office rather than the club. Every other club on the plateau says to call the membership director. Two markets, two ideas of who the buyer is.

2. 2026 was a repricing year.

The two largest moves we can date on both ends: Palmetto Bluff's Golf Tier I joining fee went from $200,000 to $300,000 on May 1, per the club's own statement to the press, while the mandatory base-club joining fee went from $50,000 to $0 on January 1, as reported by a Palmetto Bluff brokerage citing the club's March email to members. Long Cove's 2026 schedule prints a $75,000 initiation where brokerage pages from March still show $50,000, plus a $7,866 clubhouse assessment per property from July. Several other clubs' 2026 schedules sit well above the brokerage figures still circulating for them, which is the argument for reading the dated schedule instead of the listing sheet.

3. Some doors are closing in writing.

Bulls Bay's site says membership is full and the waiting list itself is closed. Moss Creek's board has paused new non-resident golf and social applications while the program is under review. Tryon Country Club sold out its 2026 aquatic tier. Palmetto Bluff grandfathered its Tier I waitlist at the old fee. Where a club says "limited" and where it says "waitlist" is on each club's page, verbatim.

The Finding Nobody Prints

36 clubs publish nothing.

That is not a criticism. A club that says "contact the membership director" is telling you the price is a conversation, and the conversation usually starts with whether you own inside the gate. Each of these has a page with what the club does publish: its categories, its property rule, and its own words on whether the door is open.

How to read the Ledger

What prints, and how

Year one

Headline initiation plus twelve months of that category's dues, where the headline category is the highest published initiation at the club. Monthly dues are multiplied by twelve. Capital dues, minimums, POA dues and assessments are listed on each club's page and are never inside the year-one figure. Equity, refundability and whether membership is bundled with property are shown where the club states them.

Corrections

If you run a club on this page and a figure is wrong or out of date, send the current schedule through the contact page. It is corrected in the next build, with the date. A club that would rather not be listed with figures is listed as "declines to publish." The full dataset behind these pages is at data.json; quote it with attribution to Southern Escapes.
