What $10 Million Can Buy You on Hilton Head

Ten million dollars on Hilton Head Island does not buy you square footage. It buys the one thing the island stopped making decades ago: deep water, and land to put a house on.

Hilton Head is a fixed island. There is one way to drive on, four spans carrying US 278 over Mackay and Skull creeks, and the eastbound Mackay lane has been standing since 1956. The state has now recommitted $120 million toward replacing it. Land ran out here a long time ago, which means the island can only trade what already exists. That scarcity is physical, and it is the whole story underneath a number like this one.
