A historic downtown townhouse · Savannah, Georgia · with Staci Donegan
Four million dollars in downtown Savannah does not buy acreage. It buys a place inside the plan: a townhouse on the grid James Oglethorpe laid out in 1733, where every block sits a few minutes on foot from a square and the city was built dense on purpose.
So the luxury here runs vertical, and most of it is hidden from the street. This one wears a stucco front behind a curved parapet gable, with a palmetto on either side of the gate. Inside, a glass wall opens onto a courtyard of palms, and up top a rooftop terrace sits tucked between the neighbors' walls. In Savannah the courtyard and the roof are the yard.
I walk it with Staci Donegan of Seabolt Real Estate | Christie's International Real Estate, a friend and one of the strongest luxury agents in the city. Savannah gets called Charleston's little sister. Staci will tell you it is the better of the two. I grew up in Charleston, so I will admit a bias.
Why an Away Game: Southern Escapes covers the Carolinas and the Lowcountry, and we do not sell houses in Georgia. Savannah sits one river from our Lowcountry markets and shares their airport, their oaks and a lot of their buyers, so we cover it with the advisor we trust there. The Split No. 03 in The Southern Ledger puts Charleston and Savannah head to head.

If Savannah itself is the city you want, we will introduce you to Staci directly. If you want the oaks and the marsh on the South Carolina side of the river, Bluffton and Hilton Head are ours.
The perfect weekend in a Carolina market, every Saturday, and the Savannah edition is where this tour came from. The Southern Ledger lands Tuesdays.

How to read this. A tour is one property on one day, not a valuation. The four million dollar figure is the price at the time of filming, and markets move. Run your own situation with an advisor before you act on it.
