The number worth carrying out of Charleston's newest luxury project is not the room count. It is 36. That is how many private residences will sit above the Four Seasons planned for 155 Meeting Street, and they are priced from $5 million.

The hotel program is set. Four Seasons has announced a 139-room hotel on an eight-story new build in the historic district, a short walk from King Street, the City Market and the Gibbes Museum. Strategic Property Partners is the developer, with Cascade Investment as its capital partner and Morris Adjmi Architects on the design. The plan carries several restaurants and bars, a spa, a fitness center, an outdoor pool and 7,000 square feet of event space.
The residences are the part a buyer should read. Thirty-six branded homes, priced from $5 million according to the developer, in a market where that number used to buy a trophy on the water, not a condo three blocks off it. A Four Seasons residence is not a view. It is a standing service contract, a brand on the door and a resale story that leans on both. Charleston has never been short of expensive houses. It has been short of addresses where the hotel runs the building.
Keep confirmed and reported apart here. The hotel program and design come from Four Seasons' own announcement. The construction schedule comes from The Post and Courier's reporting on the developer: Hoar Construction is the general contractor, groundbreaking is expected by the end of this year, and the opening is targeted for 2030, two years later than first planned. A luxury project that slips two years is ordinary. A luxury project that holds its price floor while the schedule slips is telling you the demand underneath it has not blinked.
For a buyer weighing Charleston, the read is not the ballroom or the spa. It is that a global brand is putting a $5 million floor under 36 doors on Meeting Street and breaking ground on it. That is a vote on the next decade of the peninsula, cast in concrete instead of a press release.
If a branded residence or a historic-district purchase is on your Charleston list, the advisory conversation is complimentary, and we will bring the construction milestones to it as they land.
