USA Rare Earth announced a rare earth magnet plant at Bailey Industrial Park in Blacksburg, Cherokee County, on June 2. Approximately 490 new jobs. The announced figure is $1.2 billion, and it is worth being precise about where that number comes from. It appears inside a quote from Governor McMaster, not as a stated capital commitment from the company.
What gets built there is sintered neodymium magnets plus refined rare earth metals, and commissioning is targeted to begin in 2028. That is the date to put on the calendar. Announcements move headlines. Commissioning moves paychecks, and roughly two years sit between them.
Treat it as a housing story anyway, because that is what it becomes. Heavy capital picks a region before households do. The plant goes up, then the supplier base, then the payroll, and only then the pressure on the local market. The Upstate has watched this run at larger scale recently: BMW's $1.7 billion Upstate program, announced in October 2022, was celebrated as complete on June 30, 2026, with the new X5 premiering at Plant Spartanburg and battery assembly now standing at Plant Woodruff. Nearly four years from announcement to ribbon.
Geography is the part most people miss. Cherokee County sits inside commuting range of Spartanburg and on the eastern edge of the Tryon and Landrum corridor. A magnet plant does not hire only on the floor. Engineers, plant managers and supply-chain staff are move-up and lifestyle buyers, and they buy where the commute and the schools work, not where the parking lot is.
So watch the move-up tier within thirty to forty minutes of Gaffney and Spartanburg first. Senior staff tend to buy the view later, and that demand pushes west into the foothills. The announcement is the cheap moment and the cranes are the expensive one. A 2028 commissioning target tells you how much runway sits in between.
One caution, since it is the season for it. Greenville's own median sale price was $330,000 in June, flat year over year. An announcement in Cherokee County does not reprice a house in Greenville County. It starts a clock.
