A Six Senses Project Was Announced for Three Lowcountry Islands in 2024. There Is Still No Opening Date, and That Is the Story.

The Lowcountry's most discussed hospitality announcement is dated March 1, 2024. Nothing new has been announced since mid-2024.

What is confirmed: Six Senses, IHG's ultra-luxury brand, is attached to a three-island project spanning Hilton Head Island, Daufuskie Island and Bay Point Island, 460 acres in total, with developer Timothy Pitcher of Whitestone Holding and Redrock Portfolio Inc. Daufuskie is planned for private suites, beachfront cottages and branded guest residences of two to five bedrooms. Bay Point is planned for modular, Category-5 hurricane-resilient branded residential villas, self-contained, with reverse-osmosis water and renewable energy. Call it one of the brand's first US resorts rather than the first. Napa Valley and Hudson Valley are also in the pipeline, and Six Senses Telluride is slated for 2028.

What is not confirmed is the opening. 2026 was the target set in March 2024, that year is more than half gone, and no revised date has been published. Every 2026 opening date still in circulation traces back to a single February and March 2024 announcement cycle. A Six Senses US spokesperson said in June 2024 that "it is early days for the project."

The obstacles are on the record, and Bay Point Island is the weak link. It has no roads, no water, no sewer and no power, and is reachable only by boat or air. Beaufort County denied a luxury ecotourism resort there in 2020, and the developer dropped its appeal. The South Carolina Coastal Conservation League disputes whether the current plans are permitted under existing zoning. As of February 2024 reporting, Beaufort County had received no applications for any of the announced projects, even as the developers asserted that entitlements were in place across all three islands. On Daufuskie, the Melrose dock was condemned by Beaufort County Council in 2022, and access there is still unresolved.

So the story is not a corridor repricing on the strength of a flag. It is how much weight a branded-residence announcement should carry in a decision that ends in a deed. Some, as a signal of where capital would like to go. Very little as a date. A rendering has never moved a closing table. If your Lowcountry plan depends on this resort opening, it needs a version that works if it never does.
