The Cliffs announced Canebrake at Keowee Falls on June 10, 2024, and the launch range still gets quoted as if it were this month's news. It was not. At that June 2024 launch, 12 homesites came to market from $375,000 to $1,895,000, lot sizes running from just under an acre to nearly four, mixing dockable sites, dedicated dock slips, dock-accessible homesites and interior ground. That range is now 25 months old.

The current live page reads differently. Interior homesites begin at $375,000, lakefront homesites begin at $425,000, and the enclave is described as 12 homesites, with seven lakefront, three dockable, and eight dock slip accessible. Those categories overlap, so do not add them up. The $1.895 million lot has most likely sold.
What has not changed is the reason the spread exists. It is permitting, and the rules are a better story than the scarcity talk. Duke Energy Lake Services administers Lake Keowee shoreline permitting under the Keowee-Toxaway Shoreline Management Plan, required by a FERC license issued August 17, 2016 and running 30 years to 2046 across Keowee and Jocassee, roughly 25 river miles and about 480 miles of shoreline. There is no published numerical cap on docks. There is something stricter. One dock per deeded lot, and combining deeded lots still yields one dock. Lots deeded after September 1, 2006 need a minimum 100 feet of shoreline to qualify for a 1,000 square foot dock. No docks in the environmental zone, and docks must sit 50 feet off it. No dredging in an Impact Minimization Zone, and no shoreline stabilization in one from March through June. Permits are valid 12 months from approval, owners reapply rather than renew, there are no grandfathered permits, and applications allow up to 30 days processing. The lake is not out of docks. It is out of lots that qualify for one.
Regional data says supply is loosening. Western Upstate MLS, June 2026, across Anderson, Oconee and Pickens counties: median $324,990 up 1.6 percent, days on market 77 up 24.2 percent, inventory 2,826 up 31.7 percent, months supply 5.4 against 4.2. Above $1,000,001, months supply 10.6 against 8.2, average days on market 99, closed sales up 20.8 percent. Those reports carry no Oconee-only breakout and no waterfront breakout.
