The number to circle this week is not the CNN ranking, satisfying as it is. Greenville came in at No. 3 on CNN's best towns to visit in America for 2026, published July 1. The number that changes how you buy is 12 percent.

Greenville's active inventory closed June at 6,269 listings, up 12.0 percent year over year, per the Greater Greenville Association of Realtors. That is the smallest annual gain of 2026, and the trend line matters more than the level. January ran up 31.2 percent, February 33.6, March 25.6, April 26.0, May 17.6, June 12.0. Inventory peaked at 6,355 in May and ticked down in June. Supply is still building against last year, and the build is decelerating every month.
What the extra listings bought is time. A Greenville home is taking 52 days to sell, up about 21 percent from a year ago, on 4.1 months of supply. Both figures are GGAR's June close. You can walk a house twice, sleep on it, and write an offer that is not a panic bid. In 2022, sleeping on it was how you lost the house.
Prices are not doing what the spring commentary said they were doing. GGAR's June median sale price was $330,000, flat at 0.0 percent year over year. Year to date the median is up 0.6 percent and the average sale price 2.6 percent. Zillow's home value index for Greenville sits at $333,224, up 2.1 percent. Every standard measure puts this market between flat and low-single-digit, and the higher appreciation figures still circulating trace to a cached page carrying November 2025 data.
The demand case is real, and slower than the press releases read. GE Vernova's expansion, more than $160 million and more than 650 jobs, was announced in January 2025, and there is no public accounting of how many of those seats are filled. BMW's $1.7 billion Upstate program was announced in October 2022 and celebrated as complete on June 30, 2026, at Plant Spartanburg and the new Plant Woodruff battery line. That is a 2022 commitment finishing, not new capital arriving. The metro did cross a million residents, 1,014,101 as of July 1, 2025.
So the honest version. More listings, more time, and a price line sitting still. That is a negotiating position, not a race.
