Property insurance is now the fastest-moving line on a Greenville mortgage statement. In its September 2026 Mortgage Monitor, ICE reported that the average single-family mortgage holder pays a record $209 a month for homeowners insurance, up 8.7 percent over the year. Greenville, South Carolina posted the steepest one-year rise among the metros ICE singled out, 15.8 percent, ahead of Honolulu at 14.7 and Minneapolis at 13.1. Insurance now takes 9.6 percent of the average monthly payment nationally.

Two caveats come first, because they are the useful part. That 15.8 percent is a metro average across all mortgaged homes, most of which are not on acreage, on a lake, or behind a gate, so it tells you which way the wind is blowing, not what your own premium will do. And a steep percentage on an ordinary base is a smaller dollar figure than it sounds. The number is a direction, not a quote.
Direction is still worth watching, because the homes buyers choose here are long holds, and carrying costs compound over a long hold. A line growing at double digits every year changes the math on a house you plan to own for twenty.
Here is the part you can act on, straight from the same report. Owners who switched carriers in the past year cut their payments by a record 6.6 percent on average, the biggest drop ICE has measured since it began tracking this in 2013. Owners who stayed put saw premiums climb 10.4 percent. That is a seventeen-point gap, and in dollars it came to about $440 a year, for a few phone calls.
So the advice is dull and it works. Shop the policy at every renewal, not just when something breaks. Ask an independent agent to quote several carriers. Check your coverage limits against what it would cost to rebuild today, not against what you paid years ago. If you own on a mountainside, on the water, or on land where replacement cost is hard to pin down, do it sooner.
There is nothing to buy here and no form to fill out. Just the ten-minute call most owners skip, in a market where that call is now worth more than it has been in over a decade.
If a move to Greenville or the Upstate is on your list, the advisory conversation is complimentary, and the carrying costs go in the model on day one.
