Two Thirds of the In-House Dollars at The Cliffs Came From One Region. It Is the One With Water.

Break the first quarter apart by region and the concentration is hard to miss. Of the in-house brokerage's $48,070,300 across 44 transactions, the Lake region delivered $31,953,000 on 22 transactions. That is roughly two thirds of the dollars on half the deals.

66%. Of the in-house brokerage's Q1 2026 dollars came from the Lake region, on half its transactions, at a $1.45 million average.

The averages tell you why. A Lake region transaction averaged about $1.45 million. A Mountain region transaction averaged about $673,000, and the Asheville region managed two transactions all quarter, worth $2.66 million between them. So the lake is not merely the busiest part of this portfolio. It is where the money is, by better than two to one on a per-deal basis.

Two things follow from that, and they point in opposite directions for a buyer.

The first is a demand signal. Twenty-two closings in a quarter, in a market where the top sale was 143 Hawks Bay Court at $5,050,000, is not a market waiting for confidence to return. It is a market clearing at seven figures on ordinary weeks.

The second is a supply warning, and it is the one worth planning around. Everything on Lake Keowee prices against permitting rather than views. Duke Energy administers shoreline permits under the Keowee-Toxaway Shoreline Management Plan, one dock per deeded lot, and lots deeded after September 1, 2006 need a minimum 100 feet of shoreline to qualify for a 1,000 square foot dock. Combining two lots still yields one dock. When a region carries two thirds of the dollars and the water side of it cannot be manufactured, the queue for the qualifying ground gets longer rather than shorter.

The honest limit on all of this: these are one brokerage's numbers, not the whole lake. The report breaks out by region rather than by community, so it will not tell you what Keowee Falls did against Keowee Springs, and no public source publishes Lake Keowee inventory by frontage. What it will tell you is where the dollars concentrated, and the answer was not close.

For anyone weighing the plateau against the water, that is the useful frame. The mountain communities are where the entry prices live. The lake is where the capital went.
