Cashiers Lake has been circulating as news for three years. It first surfaced publicly in July 2023. The formal announcement came March 19, 2025, when Daniel Communities of Birmingham, Alabama and Silverwing Partners put their names on it jointly, with homesites slated to release that spring. Whatever you are reading about it this summer, it is not a debut.

The confirmed shape of it: roughly 100 acres around a 25-acre lake. The land entity is Cashiers Lake Investments LLC. Silverwing Properties LLC holds the exclusive brokerage. Thomas & Denzinger is the architect, Turnkey Construction Group the builder.
We are not printing a homesite count. Three of the developer's and brokerage's own published sources give three different figures, and 2023 reporting gave a fourth. Until they agree, acreage and the lake are the only description we can stand behind.
The date to write down is the 2026 Cashiers Designer Showhouse, sited at Cashiers Lake from August 28 through September 5, 2026, in a three-bedroom, four-and-a-half-bath cottage. Nine days to walk the ground, read the site plan against actual topography, and see finish level in person instead of in a rendering. If you are weighing plateau land this year, that is a date you can act on.
On market data we will be plain rather than confident. Plateau-level figures are not publicly published. There is no live primary Cashiers median, days-on-market and inventory triple on the open web. The North Carolina county reports for Jackson and Macon are request-only, and the syndicated portal numbers for Cashiers are stale and drawn from samples too small to price against. The nearest verifiable read is regional. Western Upstate MLS for June 2026, covering Anderson, Oconee and Pickens counties in South Carolina, puts months supply at 5.4 against 4.2 a year earlier, and 10.6 against 8.2 above $1,000,001. That is not the plateau, and it points one direction: supply is loosening, and loosening faster at the top.
The positioning here is a proximity argument, and the official language keeps it there, expanding the village southward, in-town convenience. No source we can find calls this a first of its kind, so we are not calling it one either. What village-adjacent land is worth per acre remains open, and release pricing will answer it before any of us do.
If Cashiers Lake is on your list, the showhouse week is the right time to see it, and we are glad to talk through what the site plan means for value before pricing sets the comp.
