For three years the plateau moved one direction, and buyers learned to bid before they reached the end of the driveway. This summer the market handed some of that leverage back. The whole trick now is telling which part of the softness is real and which part was never for sale in the first place.

The Plateau, Rebalanced

Somewhere above 3,500 feet, in the twenty minutes of road between Highlands and Cashiers, the summer runs about ten degrees cooler than the cities feeding it. That one fact built a luxury market. For most of the last decade it also built a one-sided one, where anything with a view sold before the sign faced the road. In 2026 that stopped being true, and the numbers finally admit it.

Cashiers carried 8.2 months of supply this past winter against 4.1 a year earlier. Active listings ran 147 against 106, a 38 percent jump. The median marketing period stretched to 87 days from 52. On paper, that is a market cooling off.

Read one level down and it is not cooling, it is sorting. Homes above three million dollars now sit on 11.4 months of supply, while everything under $1.5 million holds at 5.8. Luxury price per square foot slipped 8.3 percent to $573. The softness is real, and it lives almost entirely at the top of the market, which is exactly where it tends to show up first and mean least.

Because the number that actually sets plateau prices never appears in an inventory count. It is developable land at altitude inside the clubs that already exist. Cullasaja, Wade Hampton, Mountaintop, Highlands Country Club: ask what is for sale behind those gates most weeks and the honest answer is nothing. Terrain and zoning cap new construction the way conservation caps it elsewhere, permanently and without appeal. The open inventory that gave 2026 its buyer's-market headline sits mostly outside those walls.

So the window is genuine and the window is narrow. A patient buyer has something the plateau rarely offers, which is choice and a little room to negotiate, and it exists because supply caught up for a season, not because demand left. The wealth that discovered these two villages during the pandemic did not un-discover them. When the feeder metros send the next wave, the tier under $1.5 million tightens first and the selection thins out quietly.

The read, then, is not wait for lower. It is move while there is selection. Those are different instructions, and on the plateau they are rarely available in the same season.

The number that sets plateau prices never shows up in an inventory count.

What is actually happening in the places we cover. New this week on the site, and a standing section here every Tuesday.

No. 01 Cashiers · The buyer's window opened.
Active inventory is up 38 percent year over year and months of supply has doubled to 8.2, the first real stretch of choice on the plateau since before the pandemic. Most of that new room sits outside the established clubs.

No. 02 Highlands · The softness is all at the top.
Homes above three million now carry 11.4 months of supply against 5.8 below $1.5 million, and luxury price per square foot slipped 8.3 percent to $573. The plateau is not cooling evenly. It is bifurcating.

No. 03 Highlands · Old Edwards becomes a platform.
James Whitley's Old Edwards Hospitality Group, which took over the Relais & Chateaux inn and its clubs in 2024, is extending the brand south with Old Edwards Reserve at Lake Keowee. The plateau's hospitality anchor is now a regional one.

No. 04 Asheville · A PGA event lands forty minutes north.
The inaugural Biltmore Championship runs September 17 to 20 at The Cliffs at Walnut Cove, the area's first PGA TOUR event in more than 80 years. National golf broadcasts are how second-home pipelines begin.

No. 05 Greenville · The Upstate keeps compounding.
Fortified Solar committed more than $22 million to Greenville County with over 150 new jobs. High-wage payroll is the quiet engine under every Upstate housing chart, and the plateau's nearest airport city keeps adding it.

No. 06 Cashiers · The doors that never open.
Even as the broader market loosened, resale inventory inside Cullasaja, Wade Hampton and Mountaintop stayed close to zero. The scarcity that sets the ceiling almost never reaches the MLS.

One Number: Cashiers months of supply roughly doubled to 8.2 in 2026 from 4.1 a year earlier, the plateau's first real buyer's window in years

Cashiers carried 8.2 months of supply this past winter against 4.1 a year earlier. On the plateau, a buyer's market arrived in a single season.

Highlands & Cashiers

This past Saturday's Weekend Escape spent a full day on the plateau, so here is the market context to carry with you. The two villages sit about twenty minutes and a thousand feet apart, and they split the work: Highlands for the inn-and-restaurant polish of Main Street and Old Edwards, Cashiers for the crossroads calm and the Village Green. Median sale in Cashiers is near $925,000, buyers finally have inventory to weigh, and a short list of clubs, Wade Hampton and Mountaintop among them, where a resale door almost never opens. The cool that built the market is the whole point. Above 3,500 feet a July afternoon here runs ten degrees under the cities that feed it, and that is not a view amenity. That is the asset.

It is a Wednesday in late August and the fog has not burned off the far ridge yet. You are on a screened porch in Cashiers with coffee going cold because you keep forgetting to drink it, watching the mountain across the valley come out of the cloud one line at a time. Somewhere below, a car takes the switchbacks down toward Highlands and you can hear it for a full minute before it is gone. Then nothing. No leaf blower, no lawn crew, no phone. Just the drip off the eaves and a wood thrush that has clearly never had anywhere to be.

People come up for the weekend and spend the whole drive home doing math. The ones who move are the ones who realize the math already worked. The altitude did the hard part. All you have to do is show up before the good porches are gone.

This week's read
The Cashiers development announced in 2025 finally has dates you can hold it to.

Daniel Communities and Silverwing announced Cashiers Lake in March 2025. The Field Note sets out what is actually confirmed, where the public accounts conflict with one another, and the showhouse dates this August. Worth reading before you take any announcement number at face value, which is the whole reason this file exists.

Also new: Laurel Village at Old Edwards Reserve broke ground in May, 24 turnkey cottages on 12.8 acres above Laurel Pond in Pickens County, completion set for summer 2027. The plateau's hospitality name, building on Keowee.

Next Tuesday, we trade altitude for tidewater and ask what a $311.6 million bridge replacement does to the value of being hard to reach. And this Saturday, The Weekend Escape goes as far south as we have been, a full day on the May River at Palmetto Bluff.
